Winter Policies and Information
Payment Policies
A credit card is given at time of booking, also two nights lodging is due as a deposit, authorized on our credit card authorization form. The balance is due 45 days prior to arrival. We will run the balance when due unless noted otherwise on your credit card authorization form. Reservation’s booked within 45 days of arrival, full payment due at time of booking. 24 Hour Assurance: You have 24 hours after initial deposit or booking payment to cancel without obligation or penalty. There may be a $25 change fee charged on changes on the reservation. After the balance is paid, within 45 days prior to arrival, the reservation cannot be moved or dates shortened.
Cancellation Policies
Cancellations made prior to 45 days of arrival forfeit $200.00 plus the non-refundable $35 reservation fee.
Cancellations made prior to 30 days of arrival forfeit two nights lodging plus the $35 reservation fee.
There are no refunds on reservations cancelled within 30 days of arrival.
Check in Time 4:00 PM and Check-out Time 10:00 AM
Early check-ins cannot be guaranteed. There will be an additional night’s lodging charged to units not vacant by 10:00 AM. No refunds will be given for late arrivals or early departures.
Lodging Relocation Policy
Each reservation is placed in a privately owned home or condominium. Park City Lodging is limited in our ability to change lodging assignments once a deposit has been received for a specific property. In some situations, maintenance and other unforeseen circumstances may demand relocation to an alternate and comparable property. We do not guarantee specific properties.
Check in Procedures
A signed credit card imprint and an official issued government ID are required at check in. The imprint is to be used as a security deposit for long distance telephone calls, lost keys, and excessive cleaning or damage that occurs in the unit. We accept most credit cards. If a credit card is not available, a $1000 cash deposit is required and will be held for 45 days after departure. Please call and give names of the guests who may be checking in if different on the reservation.
Long Distance Telephone Calls
All long distance calls must be made with a calling card or collect. Most properties have a long distance block, but any long distance calls billed to a unit will be charged to the guest at the cost of the call plus $5 per call.
Housekeeping Policies
All homes and condominiums are fully equipped with linens, soap and paper supplies. A midweek linen change and light clean is provided when staying 6 or more nights. Additional services are available at a minimal charge. Cribs and rollaway beds are available for an additional charge. No pets allowed!
Trip Insurance
The purchase of trip insurance is highly recommended as protection against unforeseen circumstances that may prevent traveling. Trip cancellation and interruption insurance protects against certain losses associated with a vacation due to illness, injury, job loss, or medical emergencies. The cost of the plan has been included in the reservation. (There are circumstances where insurance may not get added). To accept trip coverage, please add the indicated amount with your initial deposit.
Unclaimed Property
Park City Lodging will not be held liable for articles left in the unit after departure. Unclaimed items will be discarded after 30 days.

General Information
Nightly Rentals - The equivalent cost of two night’s lodging is required at the time the reservation is made. The remaining balance is due 45 days prior to arrival. If a reservation is made within 45 days of arrival, full payment is due at the time of reservation booking. There is a $25 fee for each change to a reservation after receipt of deposit.
Monthly Rentals - A $500 deposit is due when the reservation is made. The balance is due 45 days prior to arrival. Guests may have mail forwarded to this address: P.O. Box 827, Park City, Utah 84060, for pickup at our front desk. Summer monthly rentals also require a $500 security deposit, which is refundable 30-45 days after departure inspection.

Nightly reservation cancellations made more than 45 days prior to arrival forfeit $150.00 per property handling fee plus a $35.00 non-refundable reservation fee and applicable taxes. Cancellations made 45-30 day prior to arrival forfeit two nights lodging. Cancellations less than 30 days prior to arrival forfeit full payment.
Monthly reservation cancellations made more than 45 days prior to arrival forfeit a $250 cancellation fee, plus a $35 non-refundable reservation fee. Cancellations made less than 45 days prior to arrival forfeit full payment. No refunds for late arrivals or early departures. Trip insurance is an optional fee that is available for all reservations. If you wish to decline this coverage, initial the appropriate area on your reservation confirmation when you authorize payment and return to Park City Lodging.
Housekeeping Policies
The property will be cleaned prior to your arrival and again upon your departure. There is no daily maid service included during your stay. If you would like to arrange housekeeping during your stay, Park City Lodging can do this with an advanced notice for an additional charge. Park City Lodging will not be held liable for articles left in property after departure.
Telephone Policies
All telephones have a long distance restriction and are limited to local and 800 calls. There will be a charge for any long distance phone calls that are made.
Hot Tubs
All private hot tubs are de-activated during the summer months. Guests requesting use of hot tubs during the summer season, (04/15- 11/15) will be assessed an initial charge of $150 for use and care of hot tubs and $150 monthly thereafter. Applicable sales tax will apply to nightly/weekly reservations. Also, most common area hot tubs are de-activated during the summer months.
Pets
No pets allowed.
