7 LCD TV’s (one in every bedroom plus a large screen mounted in the living room) all wired for cable service. The property also has a state of the art dedicated home theatre room with stadium seating and a massive 100" screen. This room also has two very cozy "LoveSac" bean bag chairs. Also, the property is equipped with High Speed Wireless Internet Access, unlimited phone/long distance service, a six-person Hot tub and a system to plug in your iPod and play it anywhere throughout the house!

This town home is in a luxury four-unit complex, located on Lower Deer Valley Drive, a short walk from Historic Main Street. The four levels are built into the mountainside, with spectacular ski-run views! The exterior is finished with historic trestle wood siding and lots of beautiful natural stone and has an oversized two car garage.It is approximately 2750 square feet in size. The main level (second floor) is a large great room combining the living room with its high vaulted ceilings, gourmet kitchen, dining area and a beautifully finished powder room. There’s a separate bar area adjacent to the dining room and a fabulous home theatre room - all on the main level.

Upstairs (the 3rd level) you’ll find three bedrooms, a small loft with a very comfortable chair, and the laundry room. The large and luxurious master bedroom suite occupies all of the fourth level. It has 18ft vaulted ceilings and a stunning floor to ceiling stone fireplace. There is a covered patio with spectacular views of the ski runs and Main Street. The master bedroom has a 37 " wall mounted LCD TV and speakers mounted in the ceiling. The master bathroom has an oversized soaking tub, a separate slate shower stall with rain head and steam shower, along with a regular faucet and a state of the art steam system!

Living Room: Great for family gatherings or corporate entertaining: A large, leather sectional couch, designer décor, 52’" LCD TV with DVD and ceiling mounted speakers. The gas fireplace has a natural stone surround from floor to mantle. There is a large covered deck with gorgeous views of the Main Street area and surrounding mountainsides!

Home theatre room: A dedicated room located on the main floor. It is fully equipped for a "night at the movies" with sumptuous, oversized leather theatre recliners and cozy "LoveSac" bean bag chairs. With all those comfy chairs it might be hard to tear yourself away from this massive 100" High-Definition screen!

Kitchen: This space is fully equipped for gourmet cooking with professional quality, stainless steel appliances, beautiful alder cabinets and granite countertops throughout. In addition there is a bar area as part of the kitchen with seating for three.

Dining Room: Seating for 8 at the gorgeous wood dining table and leather upholstered chairs. There is an additional bar area complete with granite counters and a built in wine cooler.

Bedrooms (all have top quality mattresses, linens, and bedding):

• Master suite (the entire 4th level) - King bed plus a comfy chair that pulls out into a twin bed for additional sleeping. Large walk-in closet, floor to ceiling stone fireplace that is gas operated, and ceiling mounted speakers. The master bathroom is simply gorgeous with granite counters, oversized soaking tub, walk-in shower and a state of the art steam unit. The rooom has 18ft high vaulted ceilings and a deck made from historic trestle wood reclaimed from the Great Salt Lake. There is also a 37 " wall mounted Flat screen LCD TV. • Second Bedroom (3rd level) - Queen bed, built in closet system, sitting area with an oversized chair that pulls out into a twin bed. Shares custom finished bathroom with third and fourth bedrooms. On third level.

Garage: 2 car. The driveway is heated for your convenience. However, it is quite steep so
4-wheel drive vehicles are recommended.

WINTER POLICIES

Deposits: Two nights rental fee is due at the time of booking. Final payment is due 60 days prior to arrival date.

Cancellation Penalties: Cancellations made more than 60 days prior to arrival will forfeit a $150 cancellation fee. Cancellations made 60-45 days prior to arrival forfeit the rental deposit. If a reservation is canceled within 45 days of arrival, full payment is forfeited. There will be no refund for late arrivals or early departures. Travel insurance is highly recommended. Ask your reservationist for details.

Minimum Stays: Three to seven nights are required depending on property and dates requested. Other restrictions may apply.

Maid Service: Guests staying a minimum of 7 nights receive a midweek linen change and light cleaning. Daily maid service is available if desired at an additional charge. Selected luxury properties will receive a daily maid service included with the rental fee.

CHECK IN: 4p.m. CHECK OUT: 10a.m.

All properties are non-smoking. Sorry, no pets allowed without prior written authorization.

Check in: Please check in at our office centrally located in Park City at 875 Ironhorse Drive, Unit D. Just next to the Starbucks on Park Avenue.

(From Park Avenue, turn left on to Ironhorse Drive then take a right at the second parking lot. You will see Alpine Ski Properties between ’Columbia Paint’ and ’Knead a Massage’.)

SUMMER POLICIES

Alpine Ski Properties has a limited selection of condominiums and private homes available for rentals in the summertime on a nightly, weekly or monthly basis. Listed below are summer rates and policies. Please note that monthly rental policies differ from the nightly and weekly policies. Rates vary according to location and length of stay, and do not include lodging tax (10.45%).

Nightly/Weekly Rentals:

Minimum Stay - Three to seven nights required depending on property and dates requested. Other restrictions may apply.

Deposit - Two nights deposit is due at the time of booking. Balance is due 60 days prior to arrival.

Cancellations - If reservation is cancelled more than 60 days prior to arrival, deposit will be refunded less a $150 cancellation fee. Cancellations 60-45 days prior to arrival will forfeit deposit. If reservation is cancelled less than 45 days prior to arrival full payment is forfeited. There will be no refund for late arrivals or early departures. Travel Insurance is highly recommended; ask your reservations agent for more information.

Monthly Rentals (1-2 months):

Select properties are available for one or more months between April and December.

Housekeeping Services - Linen/towel deliveries and maid service is available upon request at an additional charge. Linen/towel exchanges can be made at our office at no additional charge.
