This private home in Old Town Park City has been completely remodeled in a very luxurious Arts and Crafts style. It is conveniently located at the top of Park Avenue with views of Old Town buildings and roof tops and the hills that surround this area. Just across the street is one of the city-maintained stairways that takes you directly down to Main Street, where you’ll find the highest concentration of restaurants, shopping, and night life in Park City.

It has a 3 level floor plan, with three bedrooms, two full baths, a three-quarter bath with shower and also a powder room. The kitchen is very high end with professional quality Wolfe and Subzero appliances. On the entry level you’ll find a fabulous den designed for use as a mini home theatre with a large screen TV, sound bar and video games. Up a flight of stairs is the main living space with the living room, kitchen and dining area combined, as well as a powder room, the laundry room, and a deck out back with a gas grill and lovely patio furniture. The upper level is where you’ll find 3 bedrooms and 2 full bathrooms.

Not to be overlooked is the fact that this is a 5-star plus Energy Rated "Green Home", designed to reduce the overall impacts on human health and the natural environment. Living Room: Located at the front of the living space, the living room has hardwood flooring (Big Leaf Maple from a renewable source), a gas-burning fireplace set into a stone wall (locally quarried!), a large, flat screen TV and Blu-Ray DVD with surround sound. Comfortable seating.

Den: Queen sofa sleeper, and bathroom with shower just outside in the hall. As described above, you’ll find a large screen TV with a great sound system.

Kitchen: Hardwood flooring, SileStone natural quartzite and recycled Trinity glass countertops, stainless steel appliances including a six burner Wolf range (gas) and warming drawer, Sub Zero refrigerator and freezer drawers, and Asko dishwasher. Well equipped for cooking meals. The cabinetry is custom distressed alder.

Dining Room: Seating for 6 at the dining table, plus 2 barstools at the adjacent counter height island/bar.

Bedrooms:
Master - Queen bed, flat screen TV/DVD, gas fireplace, adjoining bathroom with a large
walkin steam shower, and spacious walk-in closets.
Second - Queen bed, full bathroom with a deep, jetted tub, jack/jill doors so that both the 2nd and 3rd bedrooms
can conveniently share this bathroom. Access to a small balcony in this room.
Third - Double sized bed, shares full bathroom with 2nd bedroom.

Laundry Room: Located just past the kitchen, with a Whirlpool Duet front load washer and dryer.

Distance to Deer Valley Resort: 1½ miles
Distance to Park City Mountain Resort: 1½ miles to main Resort Center, ½ mile to Town Lift.
Distance to Main Street: 100 yards via Old Town stairway.
Distance to Free Bus: 100 yards to Main Street to catch the free Trolley, which services Main Street from 10am through the evening hours. The Trolley does travel down to the Town Lift, but not before 10am or so.

WINTER POLICIES

Deposits: Two nights rental fee is due at the time of booking. Final payment is due 60 days prior to arrival date.

Cancellation Penalties: Cancellations made more than 60 days prior to arrival will forfeit a $150 cancellation fee. Cancellations made 60-45 days prior to arrival forfeit the rental deposit. If a reservation is canceled within 45 days of arrival, full payment is forfeited. There will be no refund for late arrivals or early departures. Travel insurance is highly recommended. Ask your reservationist for details.

Minimum Stays: Three to seven nights are required depending on property and dates requested. Other restrictions may apply.

Maid Service: Guests staying a minimum of 7 nights receive a midweek linen change and light cleaning. Daily maid service is available if desired at an additional charge. Selected luxury properties will receive a daily maid service included with the rental fee.

CHECK IN: 4p.m. CHECK OUT: 10a.m.

All properties are non-smoking. Sorry, no pets allowed without prior written authorization.

Check in: Please check in at our office centrally located in Park City at 875 Ironhorse Drive, Unit D. Just next to the Starbucks on Park Avenue.

(From Park Avenue, turn left on to Ironhorse Drive then take a right at the second parking lot. You will see Alpine Ski Properties between ’Columbia Paint’ and ’Knead a Massage’.)

SUMMER POLICIES

Alpine Ski Properties has a limited selection of condominiums and private homes available for rentals in the summertime on a nightly, weekly or monthly basis. Listed below are summer rates and policies. Please note that monthly rental policies differ from the nightly and weekly policies. Rates vary according to location and length of stay, and do not include lodging tax (10.45%).

Nightly/Weekly Rentals:

Minimum Stay - Three to seven nights required depending on property and dates requested. Other restrictions may apply.

Deposit - Two nights deposit is due at the time of booking. Balance is due 60 days prior to arrival.

Select properties are available for one or more months between April and December.

If cancellation occurs 45-60 days prior to arrival, deposit is forfeited. If cancellation occurs less than 45 days prior to arrival, full payment is forfeited. There will be no refunds for late arrivals or early departures.

Housekeeping Services - Linen/towel deliveries and maid service is available upon request at an additional charge. Linen/towel exchanges can be made at our office at no additional charge.
