Living Room: Wood burning fireplace, queen size sofa sleeper, built-in bench with cozy seating for a large group. Large deck adjoining.

Family room: Located upstairs with king size sofa sleeper, TV, VCR, DVD, wood burning fireplace. A great place for the kids!

Kitchen: Tile floor and counters, fully equipped for cooking. This is an eat-in kitchen with a table that seats 8.

Formal Dining Room: Seating for 8. Nice view of the hot tub deck and beautiful landscaping.

Bedrooms:

• Master suite - On main floor. King bed. TV, VCR. Large walk-in closet. Adjoining bathroom with two sinks, large shower.

• Second - On main floor. Office/bedroom with daybed with trundle. Fireplace. Office sized desk and chair. Bathroom with shower stall adjoining in hall.

• Third - Upstairs. Second master with king bed, bathroom with shower adjoining.

• Fourth - Upstairs. Queen bed, shares bathroom adjoining in hall, with fifth bedroom.

• Fifth - Upstairs. Two twins, shares bathroom in hall with fourth bedroom.

Hot Tub: Private outdoor hot tub on the deck accessed through dining room.

Laundry room: Full sized washer/dryer in laundry room off kitchen.

WINTER POLICIES

Deposits: Two nights rental fee is due at the time of booking. Final payment is due 60 days prior to arrival date.

Cancellation Penalties: Cancellations made more than 60 days prior to arrival will forfeit a $150 cancellation fee. Cancellations made 60-45 days prior to arrival forfeit the rental deposit. If a reservation is canceled within 45 days of arrival, full payment is forfeited. There will be no refund for late arrivals or early departures. Travel insurance is highly recommended. Ask your reservationist for details.

Minimum Stays: Three to seven nights are required depending on property and dates requested. Other restrictions may apply.

Maid Service: Guests staying a minimum of 7 nights receive a midweek linen change and light cleaning. Daily maid service is available if desired at an additional charge. Selected luxury properties will receive a daily maid service included with the rental fee.

CHECK IN: 4p.m. CHECK OUT: 10a.m.

All properties are non-smoking. Sorry, no pets allowed without prior written authorization.

Check in: Please check in at our office centrally located in Park City at 875 Ironhorse Drive, Unit D. Just next to the Starbucks on Park Avenue.

(From Park Avenue, turn left on to Ironhorse Drive then take a right at the second parking lot. You will see Alpine Ski Properties between ’Columbia Paint’ and ’Knead a Massage’.)

SUMMER POLICIES

Alpine Ski Properties has a limited selection of condominiums and private homes available for rentals in the summertime on a nightly, weekly or monthly basis. Listed below are summer rates and policies. Please note that monthly rental policies differ from the nightly and weekly policies. Rates vary according to location and length of stay, and do not include lodging tax (10.45%).

Nightly/Weekly Rentals:

Minimum Stay - Three to seven nights required depending on property and dates requested. Other restrictions may apply.

Deposit - Two nights deposit is due at the time of booking. Balance is due 60 days prior to arrival.

Cancellations - If reservation is cancelled more than 60 days prior to arrival, deposit will be refunded less a $150 cancellation fee. Cancellations 60-45 days prior to arrival will forfeit deposit. If reservation is cancelled less than 45 days prior to arrival full payment is forfeited. There will be no refund for late arrivals or early departures. Travel Insurance is highly recommended; ask your reservations agent for more information.

Housekeeping Services - Guests staying a minimum of 7 nights will receive a midweek linen change and light cleaning.

Monthly Rentals (1-2 months):

Select properties are available for one or more months between April and December.

Deposit - Fifty percent (50%) of rental cost is due at the time of booking. Balance is due 60 days prior to arrival.

Cancellations - If reservation is cancelled more than 60 days prior to arrival, deposit is refunded less a $150 cancellation fee. If cancellation occurs 45-60 days prior to arrival, deposit is forfeited. If cancellation occurs less than 45 days prior to arrival, full payment is forfeited. There will be no refunds for late arrivals or early departures.

Housekeeping Services - Linen/towel deliveries and maid service is available upon request at an additional charge. Linen/towel exchanges can be made at our office at no additional charge.
