Surrounded by mature aspens and pine trees, this spectacular private home offers views from every window. It is located just a short 1/4 mile to Silver Lake Village and the Deer Valley ski lifts. This home is unique in that it provides an attached separate 1 bedroom, plus master loft, apartment, complete with its own living room and kitchen. A car is recommended, but it is just a short walk to Royal Street to access the free transportation into town.

Lodging Features: This 5 bedroom plus loft/8 bathroom private home features five spacious bedrooms and offers two spectacular adjoined units, including a 1 bedroom plus loft in the mother-in-law apartment, complete with its own living room, kitchen and master bathrooms. The entire home is spread out over nearly 5,000 square feet and on 3 levels. The eight bathrooms include 6 full bathrooms with tub and shower, and 2 half baths.

The Main side of the home offers 4 bedrooms, complete with a Great Room with wood burning fireplace,pool table and open kitchen. The Apartment side of the home includes 1 separate bedroom plus a luxury sleeping loft, and is complete with its own living room, kitchen and master bathrooms. The home also offers a private outdoor hot tub and spacious outdoor decks. With two separate living areas, this home is ideal for 2 families.

New additions to the home for 2009 include a game loft, complete with pool table, fooseball table and juke box.

ResortQuest Park City - Terms and Conditions

ALL MINIMUM NIGHT STAYS MUST BE MET IN ORDER FOR YOUR RESERVATION TO BE CONFIRMED.

**MINIMUM NIGHT STAYS**

All properties require a minimum of 3, 4, 5, or 7 nights for all reservations, depending on the size of unit and dates of travel. Certain minimum night restrictions apply to specific units during particular season dates as listed below.

Ski-in/ski-out properties require 5 nights for all reservations, 4 nights in value season, and 7 nights during holiday.

1-3 bedrooms: 3 nights for all reservations

4 bedroom and larger: 4 nights all reservations.

5 night minimum all reservations during HOLIDAY AND SUNDANCE time periods.

**Sundance Film Festival** January 20-30, 2011: 5 night minimum required for arrivals 1/19-25; 3-4 night minimum required for arrivals 1/26-30, based on unit size.

Sundance Reduction Policy: Any reduction in the original number of nights booked incurs the following penalty: Reduction occurring between Initial Deposit and Final Deposit: 50% of the lodging rate per night. Reduction occurring between Final deposit and Arrival: 100% of the lodging rate per night dropped.

Sundance Special Provision: A two night security deposit (in the form of check, money order, or credit card payment) will be due with final payment on all private homes. Checks and money orders will be returned, and credit cards will be refunded after inspection of home by ResortQuest.

Cancellation Policy

All cancellations made 30 days or less (60 days or less for private home and holiday season bookings) prior to arrival are non-refundable. Cancellations made 31 days or more (61 days or more for private home and holiday season bookings) prior to arrival will forfeit 10% of lodging total plus the Booking Fee, if applicable.

There will be no refunds for early departures or late arrivals. All no-shows are non-refundable.

Check-In Time

Check-in time is 4:00 PM. Check-out time is 10:00 am.

Deposit Policy

Condominium rentals require 50% of rent at time of booking as well all additional fees and Travel Insurance if applicable. A valid credit card (MC, VI, AX, DSC) or check can be used to pay this deposit. Final payment, including all taxes is due 30 days prior to arrival. Private home rentals require 50% of rent at time of booking, plus all additional fees. Final payment is due 60 days prior to arrival.

Disclaimer

We reserve the right to provide accommodations of equal or greater value, at no extra charge, if it becomes necessary to relocate a guest or group, should a complex or condominium or private home not be available. Specific unit numbers and bed configurations are not guaranteed.

Hot Tubs/Heated Pools/Fireplaces

Private hot tubs are not included with summer season rates, but are available for a fee. There is an additional fee $150 per month if a guest requests the hot tub during their summer monthly stay. Common hot tubs are not guaranteed during the off season from April to November. We require 72 hours’ notice to set up all private hot tubs.

Housekeeping services are not included with any reservations but are available for a fee.

Occupancy

No units may exceed maximum occupancy as stated at time of booking.

Other Services

AIR CONDITIONING: Park City generally maintains a very comfortable temperature thoughout the summer; however, there are days when it can get hot in Park City. NOT ALL UNITS ARE EQUIPPED WITH AIR CONDITIONING - PLEASE INQUIRE AT TIME OF BOOKING. We do offer some units that have air-conditioning, which are indicated in the amenities section on each unit’s web page.

No Smoking Policy: All All ResortQuest Park City units are NON-SMOKING. Penalties will be assessed to any guest who smokes in our units. The amount of penalty imposed will be determined by ResortQuest Park City.

Pet Policy Pets are not allowed in ResortQuest properties except in special, prearranged circumstances only. ResortQuest reserves the right to charge damages, penalty fees, or to immediately evict the guest if a guest has a pet without our express written permission. ResortQuest must have full knowledge of the pet at time of booking.

Property Rules

Most DEER VALLEY PRIVATE HOMES require mandatory 7 night reservations for all bookings. Any booking made online for less than 7 nights will not be honored. PLEASE CALL FOR MORE DETAILS. Nordic Village homes (2410A) require a 5 night minimum.

Security Deposit

Sundance Film Festival: All private homes rented between 1/19/11 and 1/29/11 require a 2 night security deposit, which is due with final payment. This deposit is refundable after departure, provided there are no damages to the unit.

Travel Delay/Cancellation

ResortQuest partners with CSA to provide our guests with this Travel Vacation Insurance Protection program. This is OPTIONAL and may be declined. All paid reservations automatically include a 6% travel insurance fee (all reservations with revenues below $325 will not be eligible for our CSA Insurance Protection Program and are automatically excluded from offer). The fee is non-refundable. This insurance plan protects you and your travel investment if you need to cancel your trip due to covered unforeseen circumstances which may arise, causing your trip to be interrupted. By purchasing travel insurance, you can insure yourself for covered cancellation penalties, medical costs, baggage delays, as well as gain access to a wide range of traveler’s assistance services.
